The Landmark Difference

Low Fees. Our standard full-service management fee for a single family home is 6% of gross monthly lease income, compared to 8% - 10% elsewhere. Our standard Finder's Fee ranges from a minimum of $595.00 to a maximum of $895.00, compared to a minimum of 40% (and often as high as 60%) of the first month's gross monthly lease income elsewhere. Plus, we don't charge a Lease Renewal fee, which can often be as high as 50% of one month's rental income every time your Tenant renews their lease. Last but not least, our fees are straight-forward with no gimmicks or hidden costs. Why pay more than necessary?

Open 7 days a week. We have agents and brokers in our offices every day of the week from 9 AM to 9 PM (and often up until 11 PM) for the purpose of showing properties, answering questions about our services, signing leases, performing move-in / move-out inspections, coordinating repairs & maintenance and everything else that has to do with property management. Most property management offices are only open from 8 AM to 5 PM, or 9 AM to 6 PM, Monday thru Friday. With the kind of coverage we provide, we have the edge in being able to lease properties in the soonest time possible and for the highest price possible. And most importantly, we are able to draw from a large "after hours" group of prospective tenants, which helps significantly in finding the most qualified tenant possible. Tailor-fit services to YOUR needs, preferences, requirements and desires. Why is this offered? Because property management is not a one-size-fits-all type of service. Some of our clients live on the other side of the planet and have special needs for payment and disbursement procedures. We have other clients who enjoy the convenience of having their disbursement checks deposited directly into their bank. Some of our clients are proficient handymen and prefer to take care of most maintenance issues themselves. Many of our clients prefer to hold on to their tenant's security deposit rather than us. Some of our clients prefer having their monthly statements e-mailed rather than sent through the regular mail. The list goes on and on. Why not have it YOUR way?

Advertising that attracts quality tenants. Many prospective tenants shop by contacting a property management company directly, and they typically find them through on-line searches or by thumbing through the yellow pages. When they visit our website or our see our ads, they'll see the caption, "No Application Fees To Tenants". We are the only property management company we know of who advertises and offers this advantage to prospective tenants. Why? because they prefer to work with a company who is not going to charge them a fee for an application, which often costs $35 or more. Often, a prosective tenant experiences the frustration of paying an application fee more than once because they are being screened by more than one property management company for different properties of interest, and of course, each property management company charges an application fee - except Landmark! Prospective tenants also experience the frustration of possibly having their credit scores impacted by numerous and excessive inquiries on their credit. What does this mean to a property owner client of ours? It means we have a dedicated pool of prospective, quality tenants at any given time who greatly appreciate our viewpoint on saving them money when performing background checks. This approach earns our company a level of loyalty from quality applicants that is unlikely similar to any other company in our industry. This "hook" helps us accumulate a database full of ready, willing, able and available prospective tenants, which helps to lease your property in the soonest time possible.

"After-hours" appointments available. As mentioned before, we are open 7 days a week, 9 AM to 9 PM. For many companies, "after hours" is any time after 5 PM. For Landmark Property Management, those hours are what we consider "beginning hours" for many who want to contact us, simply because they're too busy during regular business hours to talk about property management. If you are a property owner searching for answers, an existing client with specific questions, a prospective tenant shopping for a property or an existing tenant needing attention, we are here for you. We offer evening and weekend hours for small or large blocks of time to answer questions, address concerns, solve issues and do whatever else necessary to provide the best service possible. And although our "published" hours are 9 AM to 9 PM, we stay later if necessary until our work is complete. Property management is not a clock-watching job, and the day is not necessarily done just because the clock says it's a certain time. Why inconvenience yourself and restrict your productivity during the daytime when you can relax and be comfortable with the evening and weekend appointments (on the phone or in-person) that we offer?
   
Just a few more "extra's". Our staff consists of brokers and realtors who are fluent in 3 languages other than English (they are; Spanish, Tagolog and Japanese). We offer a few "little" bonuses and incentives that can add up to "big" differences financially, such as sharing in the Late Payment fees (50-50), where most property management companies keep all the Late Fee revenues to themselves. We offer top-quality cleaning, repair and maintenance services at discount prices. We offer large reductions in Finder's Fees if you - the property owner - is involved in showing your property. We offer generous referral fees. And of course, we offer great discounts in commissions if you choose to use our realtor services for real estate sales and purchases. Additionally, a property management professional must spend countless extra hours keeping updated on the ever-changing market conditions and trends for the locations they serve.
